Buying a condo in point pleasant

Hi everyone, I am looking to buying a condo in point pleasant resort. I currently live in new jersey and am looking to own a vacation home for myself and rent it out as much as i can. I need some advice to weather point pleasant is a good condo to own, and if I would be able to have it rented a lot? All the advice is much appreciated.

We have a condo next door at Pineapple Village. I think that the rentals do pretty good there and it's nice that they also have onsite management to rent out your condo when you are not around. I'd go to the VRBO website and check out the calendars to get an idea to see how things are renting and what people are charging for comparable units to have an idea to see what your rental income might be. I have a friend that owns a condo there and also does property management. Send me a PM if you would like to have her contact information.

Our first-ever visit to STT was a five night stay at Point Pleasant about six or seven years ago and we loved it and fell in love with the island. We liked the fact that they had their own water system, and two great restaurants right on site. We were rookies and did not have a car for our first visit but we took taxis to Red Hook and to Charlotte Amalie. I have wondered about buying a unit there as well. I am hearing on this message board that rental bookings are way-down in 2009-2010, but you can expect that to recover with the economy.

Many of the units at PP use a rental agent, namely Antilles, and they and/or the seller should be able to supply you with the rental history. Many of the unit owner also use VRBO, but keep in mind that you will be competing with those owners for rentals. In this soft economy there are some real rental bargains out there and you should consider this when doing your research.

I stayed at PP lower level closest to Sugar Beach in Feb 09 and can't get the same idea out of my mind as the original poster - feeling the time is approaching for me to make this move.

Any information by those who offered it previously would be appreciated - thanks in advance.

I also would be interested in feedback from anyone who had owned at Point Pleasant. Do condo fees go up often or are there special assessments on a regular basis?

In buying a condo, I think it is vital to consider a few condominium disadvantages one should know about first, because despite all the great parts of apartment life and home ownership in one for less cash than a house.

The link you provided is one for someone wanting to live full time in a condo. The Point Pleasant Resort, while listed as a "condo" is a Resort and most of the owners do not live here full time.

The Point Pleasant Resort is a good investment (IMHO) for someone wanting to have "their own place" and still be able to get some income when they're not occupying it.

The link you provided does give some good advice, though......before you buy any condo you should read and fully understand the Association's By-Laws and Declarations. Also, talking to some current owners would help too.

1 Bed/Studio apt. located at Point Pleasent on the East End of St. Thomas, minutes away from Red Hookwill be available for short term rental from Aug. 17th - Nov. 15th.
Could possibly run to Nov. 30th, if necessary.

Fully and completely frunished so it is a "just bring your suitcase" type rental which would be excellent for a single professional or couple (2 persons max.) to spend a few months in a lovely resort setting. There is a HDTV plus a music system, full kitchen with full sized stove and refrigerator, microwave, sink has a garbage disposal, it has all small appliances, dishware, silverware, pots, pans, utensils, towels and linens.

It has beautiful views of Pineapple Beach, Thatch Cay, Mingo and Lavongo Cays, St. John and the BVI.
Just moments from Red Hook and on the safari line.
Property has it's own small beach, pool and bar and restaurant, just steps away.

Utilities are included: Electricity, WIFI, CableTV, water, 1 parking spot for unit but there is a shuttle service as well if without a vehicle, on site coin operated laundry, gated entry, security and trash pick-up.

1 month rental amount is $1800.
2 month rental is $1700.00 per month
3 month rental is $1600.00 per month
1 month plus $1000.00 security deposit required to move in.
