First of all, I would like to extend a big HELLO to everyone. We will be heading down to St John for Thangsgiving Week and I'll be "Picking the Brains" of all of you experts.

Now for the question at hand: We are looking to buy a condominium in the Caribbean somewhere, as an investment/vacation property. Not necessarily for renting out but for tax deduction/appreciation, with the possibility of keeping it for retirement.

St thomas doesn't really appeal to us and St John is well, WAY too expensive for our meager means. While cruising around on the internet I found some affordable listings in gated commuities on St Croix that look like possibilities.

We've never been to St Croix, so wanted to get your opinions on St Croix as a spot for investment/vacations. If I get positive responses we will probably head over there during our upcoming trip and check it out. I am aware of some of the reports of high crime on St Croix but also know that such reports can be greatly exaggerated. Hey, I have to spend three days a week in the city of Detroit, so how bad can it be.

Thanks in advance for your comments.

Sharkbait,
All figures based on St. Croix Board of Realtors figures and reflect activity reported on that service, and published via fly'er by Team San Martin RE/MAX St. Croix.
MLS Statistics April 2006-March 2007 (Condos)
Average Price $198,778.
Units Closed 141
Low Sales Price $29,000.
High Sales Price $685,000.
MLS Sales to List Ratio 95%
MLS Avg Days on Market 148

I would suggest you get in contact with a Realtor on St Croix. IMHOP St Croix is the Best and Biggest Bang for the "Buck"!

Don't know much about the real estate quetions. I do know that in 11 trips to STX ,I've not had a hint of a "crime problem". I feel much more comfortable on STX than on STT. Have only been to STT 3 times ,but to me it is a much different atmosphere than STX. Like you always hear, just use common sense and you'll be O.K. For the life of me I can not figure out the"urban myth" of the crime problem on STX. Good Luck.
