Need St. John / Coral Bay Villa Recommendation

I need a good villa recommendation for our trip in June -- here are our requirements:
At least 2 queen beds (2 couples) -- no single beds that "convert" into king beds
Coral Bay / Carolina Ridge / Upper Carolina
Updated and well appointed but not lavish
A/C
TV/Cable
Pool
Under $3500 wk.

Right now our top 5 is: Adeste, Great Turtle Villa, La Bella Villa, Villa Carolina, and Coral Rays.
(any insight into these properties would also be greatly appreciated).

Coral Rays is totally booked in June 🙁

You might want to check out Dancing Dolphin Villa, Blue Palm Villa and Villa Allure

Blue Palm Villa looks nice. I don't think Dancing Dolphins has A/C. I can't seem to find Villa Allure in SJ....only one I see is in STT.

Villa Allure is rented through Windspree - I posted a link - it is not on their website yet as it is new to the rental market but they are in the process of posting it as we "speak" 🙂

Dancing Dolphin Villa has a/c in the master bedroom and the whole lower level (according to Windspree's website)

Oh I forgot, Villa Allure rents for $400 per night for the "main" house which I think is 3 bedroom 3 bathroom and $280 per night for the "cottage" (I think) which is 2 bedroom 2 bathroom and I believe they only rent to one party at a time meaning if you rent the "cottage" there would be no one staying in the "main" house but double check all of this with Windspree - don't take only my word for it as I'm going off memory 🙂

Wow....this looks very nice...although I can't really tell what is the "main house" and what is the "cottage". We were looking for a pool but they have it listed as a "spa". From the pictures I guess it could be a small pool or a large spa. No matter....not a dealbreaker for us.

Where in Coral Bay is this property?? Do you know anything more about it? Parking, ease of access, etc. I put a call in to Windspree but no one is there. 5pm....guess it is quitting time!

We stayed at Adeste last year and I would definitely recommend it. The villa is beautiful, the views outstanding and its very private. The pool is very nice and the patio area around it is very spacious. The covered porch off the master bedroom and living room is wonderful and the master bath is gorgeous. This is one villa that really is as nice as the pictures look.

Do the owners of Adeste live downstairs?? The listing says "caretakers on site" but didn't elaborate. I like everything about Adeste EXCEPT the fact that the owners are on site. I am not planning on having wild parties or anything but it is more of a privacy issue. Perhaps I am making more of deal of this that I really need to...

I walked through Adeste in May and the villa is small but very nice. Parking for only 1 Jeep is a drawback for our group. The other drawback for our group was that the kitchen/great room is small with no indoor dining option. The verandah is beautiful and where you'd spend most of you time. Location is great. I don't think you'd even know the owners were there as their accomocation is below the house.

When you look at the website, I was told that the pictures above the pool are of the "cottage" and from the pool down is the "main" house. I have no idea if you get to use the pool if you are in the "cottage" or not - you may want to ask that question as well as confirm that there will be no one else on property etc. As far as I know it is behind the Town and Country building in Coral Bay (that is the building opposite Skinny's) you go up the road (I think) that is opposite the fire station but how far and what the parking is like I have no idea sorry.

Windspree closes at 5 so I would call them tomorrow.

We just returned from St John 1/27, having stayed at La Bella Villa. Lovely, super private place with a great view.
We were two couples, one King room and one queen room. Small pool, but we didn't need/want more.
Excellent breezes, but note, NO AC. This was not an issue for a January stay, but I personally would not want to take a chance on no AC in the summer, even with breezes. If you aren't as sensitive to the heat as I am, and great fans are ok with you, this villa could be an option.
We usually stay in Chocolate Hole area. This was our first Coral Bay stay, and we preferred the slower pace.

No A/c! That is a deal breaker for me....has to have it at least in the bedrooms during the summer. You can't always count on those tradewinds.

Anyone have any other Coral Bay suggestions? So far I am leaning towards Great Turtle Villa....perhaps Blue Palm Villa.

The owners do live downstairs but don't worry, you won't see or hear from them at all. Their apartment isn't even really visible from the villa areas unless you hang over the edge and try to look down on it. We had TOTAL privacy while we were there. The pictures on the Viva website are very accurate, you have the master up and two bedrooms below (and to the side of) the pool deck (which sits kind of between the two levels) The owners cottage is directly below the pool patio and not visible easily from either of the villa levels.

The kitchen and great room area is small but you'll never be in there unless you want to watch TV and uh, why would you go to St. John to watch TV? We were there in May and dined/hung out on the veranda and pool/patio area the whole time.

There is room to easily park more than one jeep in the driveway (which is nice and flat) though they would have to be back to back so someone would be parked in. Maybe you could get two small jeeps side by side at the end of the driveway and then be able to back out independently, I'm not sure.

Adeste is behind Skinny Legs and the drive up the road to the house has a few switchbacks, nothing bad by SJ standards and there is no traffic on the road so its easy. We made it without 4WD and on a "donut " for the last few days after one of our rear tires had a sidewall burst.

We're staying at Coral Rays this year, we loved Adeste (as you can tell) but the kids didn't like being downstairs without having an inside staircase. They were fine but they were nervous about the arrangement, which is so common down in St John. Anyways, we just hope that Coral Rays is as nice as Adeste was. My wife is VERY particular about places, especially privacy and cleanliness/ quality of bedding and appliances, etc..

Wherever you stay you will have fun, Coral Bay is great.

You might want to check out www.bookitvi.com. Under 1 bedroom villas, there are two identical villas right next door to each other with incredible views. They are "St John Livin' " (which we stayed in last year) and "Island Dreams". I think they go for $1750 a week each. They are located in Carolina and are both around 2 years old, very well appointed with king beds, A/C (though you wont need it up there) with pools. Livin' also has a hot tub. When are you guys going to STJ? Good luck.

Those were very nice but I think we prefer to share something instead of being in 2 separate homes. I will definitely keep these in mind though if the other couple drops out and it is just my wife and I.

We stayed on Coral Bay last June at the "Rainbow Beach" villa. It had 4 bedrooms, 4 bathrooms, a pool, hottub, and our own beach. It was directly on the water at Johnson Bay. It had parking for more than 1 car-and no steep driveway. It was very private. It did have one king and 2 queens and i set of twins. It was nice but not lavish. We loved it. We rented from Caribbean Villas. Good luck in your search.

I don't have first hand knowledge but this brand new villa looks great. http://www.vrbo.com/101268 It's called Blue Palm Villa in Upper Carolina. Since it's new the price is lower than you'll find in a year or so. Check it out!!
