New Resort & Condo at Smith Bay?

Today's Source One news paper had a story about the redevelopment of Coki Beach. At the end of the story the writer indicates that the CZM also gave a "thumbs up" to a Multi-Million Dollar Resort & Condo Project at Smith Bay.

Does anyone know anything about this?

Aargh. Yes, there was an article in yesterday's Daily News about the final CZM meeting on the subject and I guess it was passed. The entrance to it is apparently directly across from the new East End cemetery on the Smith Bay Road.

Given the current major downslide in the economy I don't expect that anything will happen there for a while but these continual OKs from CZM severely irk me. The infrastructure is so fragile and as long as CZM continues to allow such enterprises to forge ahead it puts more of an imposition on our very fragile power supplier and on our roads which continue to be substandard at best. Getting to Red Hook from Smith Bay is a real test in pot-hole avoidance and it never seems to change for the better. Whatever roadwork is done is slipshod and washes out in the next rainfall. All to do with $$s which go into some pretty deep pockies. Cheers!

Smith Bay Park is located on Linquest beach. There are actually three major parts to the Linquest beach area. The first is the Cabe Point Development which was to be 17 houses. It is on 7.5 acres and is to the right of the Linquest beach area looking at the water. This was approved over three years ago. Not a nail has been driven. On the other side of Linquest beach is another property that sits between Linquest and the Wyndham Sugar Bay. It is this property that I believe was approved by the CZM. I also doubt that anything will be built given the economy. Marriott has stopped work on its time shares, the Wyndham was to open the Renaissance but it is now going on three years. Also there is a property behind Pavilions and Pools that remains un-built.

So it goes.

Given that Grande Bay is moving at a snails pace on St John and Sirenusa is shut down half finished and Salt Pond sales are way off and as stated Marriot has slowed or shut down there development, somebody is going to have to a lot of money to build this. The banks are in no mood to finance speculation and these islands can eat up money in a new development fast. It sounds like the buildings are similar to what Sirenusa and Grande Bay built multi story with parking underneath. They also plan to put in a marina.

And to add to that just look at the monster building in Red Hook. They are virtually empty. A bank, a police department and parking. No one has the money to invest in a new business. Not to also say that they should never have been built because there are just so many shops and stores that can exist. Look the Crown Bay/Havensite situation. Look at Yacht Have Grand and the store closings. Look at down town. Just too many stores. They will remain empty for MANY years. And this is not just an island thing. It is bad up in the main land.

I didn't attend the hearing and the Daily News makes no mention of a" Marina" - How and where can I find that information ?? It is a very rocky shoreline there with so natural indentation on the shore - the saltpond and wetlands would have to be dredged, drained and transformed dramatically to accommodate boat slips - was a dock approved and not mentioned in the article? Thanks!
These type of projects often go through a series of owners as they progress through the permitting process - this one was applied for and rejected earlier by a different group - as the permits are granted and increase the property values the original company transfers it along to the next set of investors.

I was wrong about the Marina. That was part of the one that was turned down in Mandahl.

Any time you want to know about anything the CZM does you need to call down and make an appointment. They have a folder that has everything in it, including the notes.
